Attaining planning permissions when all you want to do is enjoy your home to its full potential is one of those things we – as a we provide full architectural services Manchester – hear our clients exhale at all of the time.
It can be the most frustrating part of the process – a real downer to your dream. However, when you look to remodel, improve, extend or repurpose your property, you may automatically assume that you need to go through those lengthy planning permission applications each time.
What we can say is that Permitted Development rights mean that you can make many home improvements without planning permission, with many home improvements falling under the rights of the Permitted Development umbrella. It certainly makes some things a lot easier, so here are a few things that don’t necessarily require planning permission.
Single Storey Extensions
You don’t require planning permission for various single-storey extensions and conservatories. That is provided the extension work keeps within the following guidelines.
The materials need to be smaller and the extension in question cannot sit forward of the principal elevation. If your extension sits within 2 metres of a boundary, your eaves cannot raise higher than 3 metres. Rear extensions cannot be over 4 metres in depth for a detached property or 3 metres for a semi-detached or terrace property. The side-extension width cannot be greater than half the width of the original building and is not allowed in Areas of Outstanding Natural Beauty or conservation areas.
If in doubt, talk to your Alderley Edge architects for further clarification.
Attachments and Converting
Providing your intended work does not increase the overall footprint of the building, an internal space within an existing part of your property can have alterations – such as your garage.
Whilst many developments forward of the principal elevation require planning permission, you can still build a porch in front of your property as long as the entire porch and ground are under 3 metres and it is not within 2 metres of any boundary adjacent to a highway.
Whilst you may need planning permission to split one dwelling into two separate ones, you can convert two dwellings into one without such permission. Whether it is a pair of semi-detached homes or apartments, this can usually complete under Property Development rights. This option can vastly increase your available space whilst allowing you to continue living in your desired location.
Solar Panels
Solar panels can be added to your roof without any planning permission, provided that they not protrude 200mm beyond the roof plane and the highest part of the panel does not exceed the highest part of your roof.
Please be aware that this is general advice. Talk with your Manchester architects to ensure all parameters of Permitted Development fall within your circumstances.
