Cheadle Architects modernise existing buildings into something much more practical and visually striking. An example of this is a recent project in Hale, Trafford – previously a 1970s detached family home in a prestigious area, seriously in need of bringing up to date for a growing family.
The owner wanted a larger family hub with additional living space and bedrooms – something for the grandkids to enjoy – whilst maximising the available light to the property.
Planning
The bigger problem in modernizing this property was that it was situated in a conservation area, requiring additional planning permissions to be obtained as contemporary materials would typically be frowned upon and the traditional look in line with neighbours is usually requested.
The client desired a modern look to the property, replacing the boxy 1970s buff brick design that looked ugly against the incredible beauty of the location. This took additional time with the client in going back and forth over the agreed design, with extensive work going on in the design process for them to be happy with the options presented.
A larger part of the project involved the kitchen, which was situated right in the middle of the house with limited natural light. We worked with the client on changing the kitchen location to make it more sociable and interactive.
Once the initial designs were drawn and planning permission was obtained, the client got involved with the various design aspects to be able to tweak and adapt into something they liked, mixing and matching what we presented to meet their approval.
Additions
Some of the design choices incorporated included a double-height entrance to the hallway and approved contemporary materials in the rendering, timber cladding and zinc roofing that would repel corrosion, whilst being flexible and durable.
A large pop-out window allowed natural sunlight in the open plan kitchen area, with the outside incorporating external living – including a retractable pergola roof over a contemporary heated design space perfect for outdoor activities in all weather and temperatures.
The bedrooms now boast an excellent amount of space with individual terraces, with the main master suite complete with its own sectioned terrace and seating area. These bedrooms now have vaulted ceilings for a great design space with a lavish pop-out Oriel window in the downstairs lounge and seating/reading area.
The finished project cost £1.2 million and is a stunning modern design in a beautiful area of the Northwest, replacing the unattractive design with an incredible new look home.
Finish
The design process was completed over a few months as the client moved back and forth over options, with the finalization of the project taking just short of 10 months to complete – an amazing feat in a conservation area with a lot of boxes to tick.
